1. Definitions
In these Terms and Conditions:
- "Dzemigo Estates," "we," "us," or "our" refers to the owner and operator of the properties listed on this website.
- "Guest" or "you" refers to the lead booker and all persons staying at a Dzemigo property under a confirmed reservation.
- "Property" refers to any accommodation listed on the Dzemigo Estates website, including the Borrowdale Pool Villa, Highlands Townhouse, The Harare Suite, and Harare City Condo.
- "Booking" refers to a confirmed reservation made directly with Dzemigo Estates by email, phone, or the booking form on this website.
- "Add-on Services" refers to optional services including private chef, grocery delivery, and airport transfer or driver hire.
2. Booking and reservation
2.1 Making a reservation
All reservations are made directly with Dzemigo Estates. A booking is confirmed only upon receipt of a written confirmation from us (by email or WhatsApp) and payment of the required deposit or full amount, as specified at the time of booking.
2.2 Lead guest responsibility
The lead guest (the person making the booking) is responsible for ensuring that all members of the party comply with these Terms and Conditions and any house rules communicated at check-in. The lead guest must be 18 years of age or older.
2.3 Accuracy of information
You are responsible for ensuring that all information provided at the time of booking — including dates, number of guests, and special requirements — is accurate. We are not liable for any issues arising from incorrect information provided by the guest.
2.4 Guest numbers
The maximum number of guests for each property is stated in the listing. Exceeding this limit without prior written approval is a breach of these Terms and may result in termination of the stay without refund.
3. Payment
3.1 Currency
All prices are quoted and payable in United States Dollars (USD) unless otherwise agreed in writing.
3.2 Deposit
A non-refundable deposit of 30% of the total booking value is required to confirm your reservation, unless otherwise specified. The remaining balance is due no later than 48 hours prior to check-in.
3.3 Payment methods
We accept payment by bank transfer, mobile money (EcoCash, InnBucks), and major credit or debit cards via our secure online payment link. Cash payments (USD) may be accepted on-site by prior arrangement.
3.4 Late payment
Failure to settle the balance by the due date may result in cancellation of the booking. We will contact you before cancelling to allow reasonable time to resolve any payment issue.
4. Check-in and check-out
- Check-in: from 3:00 PM on your arrival date. Early check-in may be accommodated subject to availability — please contact us in advance.
- Check-out: by 11:00 AM on your departure date. Late check-out may be arranged subject to availability. Unauthorised late check-out will be charged at the full daily rate.
- The property will be prepared and inspected before your arrival. You are responsible for the property from the time of check-in.
- A host team member will coordinate your check-in. Entry details and any instructions will be sent in advance of your arrival.
5. House rules
The following rules apply to all Dzemigo Estates properties. Breach of these rules may result in termination of the stay without refund:
- Quiet hours: 10:00 PM to 7:00 AM. Noise that disturbs neighbours is not permitted at any time.
- No unauthorised parties or events: social gatherings beyond the maximum guest occupancy are not permitted without prior written approval from Dzemigo Estates.
- No smoking: all properties are strictly non-smoking indoors. Smoking is permitted in outdoor areas only, with full disposal of waste.
- No pets: unless explicitly agreed in writing at the time of booking.
- Respect for the property: guests are expected to treat the property and its contents with care. Damage caused by guests will be charged accordingly.
- Security: guests are responsible for securing the property when leaving (locking all doors and gates). Loss of keys or access cards will incur a replacement fee.
6. Damage and liability
6.1 Guest responsibility
Guests are responsible for any damage to the property, fixtures, furnishings, or equipment beyond normal wear and tear. The cost of repair or replacement will be charged to the lead guest following inspection after check-out.
6.2 Pre-existing damage
Guests must report any pre-existing damage or defects to the host team within two hours of check-in. Failure to report issues may result in the guest being held responsible.
6.3 Limitation of liability
Dzemigo Estates is not liable for loss or damage to guests' personal belongings during a stay. Guests are encouraged to maintain appropriate travel insurance. Our total liability to any guest shall not exceed the total amount paid for the relevant booking.
7. Add-on services
Optional services (private chef, grocery delivery, airport transfer) are subject to separate terms communicated at the time of booking. All add-on services must be booked in advance. Dzemigo Estates arranges add-on services in good faith and is not liable for the conduct of third-party service providers beyond our reasonable control.
8. Force majeure
We are not liable for failure or delay in performing our obligations where such failure is caused by events beyond our reasonable control, including natural disasters, government-imposed restrictions, civil unrest, power grid failures, or other events of similar nature. In such cases, we will make every reasonable effort to offer an alternative date or a fair resolution.
9. Governing law
These Terms and Conditions are governed by and construed in accordance with the laws of Zimbabwe. Any disputes arising from or in connection with a booking shall be subject to the exclusive jurisdiction of the courts of Zimbabwe.
10. Changes to these terms
We reserve the right to update these Terms and Conditions at any time. The version in effect at the time of your booking confirmation shall apply to your stay. We recommend reviewing these terms before each new booking.
